Prince George’s County is looking for a development partner to transform six acres of county-owned land near a future Purple Line station into a transit-oriented mixed-use project.
The county’s Redevelopment Authority of Prince George’s County issued a request for proposals Wednesday for the property at 6700 Riverdale Road in Riverdale. Development teams interested in the opportunity have until July 10 to submit proposals.
The site sits adjacent to the future Beacon Heights-East Pines station along the long-awaited Purple Line, which is expected to begin service in late 2027. The parcel is located just east of the Baltimore-Washington Parkway interchange with Riverdale Road, positioning it within one of the county’s emerging transit-accessible corridors.
County officials say the project is part of a broader strategy to encourage transit-oriented development around Purple Line stations by bringing together housing, retail and other commercial uses near new public transportation infrastructure.
“We are focused on getting the project that best serves the transit-oriented development needs of the area and serves the community,” said Perry Paylor, executive director of the Redevelopment Authority, to the Washington Business Journal. The county has not committed to financing infrastructure improvements for the site, leaving flexibility for developers to propose their own approaches to construction, utilities and site preparation.
According to Paylor, the Redevelopment Authority is open to either maintaining a long-term partnership interest in the development or selling the land outright to the selected team.
The solicitation comes as Prince George’s County intensifies efforts to capitalize on the economic development potential of the Purple Line, a 16-mile light rail project connecting Montgomery and Prince George’s counties. County leaders have increasingly targeted station-adjacent properties for higher-density residential and commercial projects intended to generate new tax revenue, expand housing options and create walkable communities centered around transit access.
Because of its location near both the future rail station and the Baltimore-Washington Parkway, the Riverdale property is expected to attract interest from developers pursuing mixed-income housing, neighborhood retail and other transit-supportive uses.
The county has not yet outlined specific development requirements or density expectations, giving respondents flexibility in crafting proposals that align with community and transit-oriented development goals.
