A Miami developer is moving forward with plans to build a mostly residential, 1.1-million-square-foot mixed-used community in Upper Marlboro, the firm’s first project in the D.C. region.
Global City Development won concept approval in 2023 from Prince George’s County’s land use regulatory agency to build some 600 residential units and 50,000 square feet of retail on 60 wooded acres just east of Joint Base Andrews. The site — dubbed the Carozza Property for the family trust that owns its — comprises two main parcels, located at 9702 and 10200 Marlboro Pike, which Global City has under contract.
The county land use agency recently received Global City’s application for what’s called a preliminary plan of subdivision, the next major regulatory step on the project’s road to entitlement.
The application, which planning staff formally accepted March 22, identifies two development “pods,” which, once built out, could “encourage a robust (if not quite 24-hour) environment.” The larger pod to the east would become home to 150 townhouses, 401 multifamily units and 50,000 square feet of “commercial/retail/clubhouse uses within an integrated shopping center,” per the application. The smaller, western pod would include 49 townhomes.
