Mixed-use plans for a big chunk of wooded land in Capitol Heights, several versions of which have been approved but never realized, look poised to change again under current ownership — this time, with decisive pivots away from single-family detached to multifamily housing, and from commercial to industrial uses.
Rockville’s Berman Enterprises LP, through affiliates, appears to own 133 contiguous acres, comprising numerous parcels, just southwest of the intersection of Central Avenue and Shady Glen Drive — a little less than two miles east of the Capitol Heights Metro station and the D.C. border. In 2005, the Prince George’s County Planning Board approved nearly 600 residential units there, including single-family detached, townhomes and multifamily, as well as 203,000 square feet of commercial office/retail.
The current proposal for Glenwood Hills — for which the Planning Board approved a conceptual site plan at their Dec. 8 meeting — instead comprises 676 residential units, including 550 multifamily and 126 townhomes, but no detached houses. Its office/retail component has been reduced to 50,000 square feet, and 775,000 square feet of new industrial uses have been added.
Berman, which also owns and has developed land near the expanding New Carrollton Metro station, and André Gingles, the project’s listed land-use attorney, did not return requests for comment.
