The Peterson Cos. is opening National Harbor to massive office development, angling to lure a major corporate headquarters, or even two, to the Prince George’s County project.
The Fair Lakes developer is advancing long-held plans to deliver additional mixed-use space to the east of National Harbor’s downtown core and on properties immediately adjacent to MGM National Harbor. And Peterson thinks the majority — as much as 1.96 million square feet across those two sites — could be office, reasoning that National Harbor has matured enough to welcome major corporate users.
The $2 billion National Harbor, which debuted in 2008 and has been built up steadily over time, may not have direct Metro access or the advantage of Northern Virginia’s business friendly reputation, but Peterson is going to at least try to land an office tenant that could completely transform the development. The company has already taken this pitch to state and county leaders, who are ready to help sell it around the region.
