National View, a big mixed-use development long planned in Forest Heights, could get underway by next year pending county officials’ approval of incentives worth nearly $77 million, without which the developer says the project could not proceed.
The development, spearheaded by D.C.-based Petra Development, would at buildout comprise 1.5 million square feet of new mixed uses across 20 acres, representing $720 million in new investment, just across the Capital Beltway from National Harbor. The Prince George’s County Council will vote on a proposed payment in lieu of taxes, or PILOT, and development fee waiver to help finance the project on Nov. 19.
When all is said and done, National View would comprise 1,545 new multifamily units, including 352 for seniors; 60,000 square feet of nonresidential uses including retail, a grocery store, a police station and day care; and 1,935 structured parking spaces. The new development would go on an elongated assemblage of mostly wooded land, which Petra acquired years ago, a few hundred yards west of Indian Head Highway.
