A developer duo has won final entitlements for a $94 million multifamily project in Capitol Heights. It’s the initial phase of a larger development, and the first of several projects hoped to kick off revitalization of Metro’s Blue Line corridor through Prince George’s, a key part of the county’s economic development strategy.
A joint venture between D.C.-based CJR Development Partners and Miami-based Atlantic Pacific Communities obtained detailed site plan approval for two 62-plus senior living buildings, totaling 293 units, from county land use regulators Dec. 12. Those buildings, which are anticipated to break ground in April or May, represent the first phase of Addison Park, a mostly residential mixed-use development on 7.5 acres off Old Central Avenue, about a quarter mile west of the Addison Road Metro Station.
At buildout, the site would also include 56 townhouses, for a grand total of 349 units, and 4,000 square feet of renovated space for Mission of Love Charities Inc., a nonprofit that assists homeless and low-income households. There will also be a new municipal building for the town of Capitol Heights, undertaken separately, not by CJR and Atlantic Pacific.
