Global City Development is advancing its plans, already several years in the making, to build a residential mixed-used community in Upper Marlboro, winning a key approval from land use regulators.
The Miami developer aims to build some 600 residential units, both apartments and townhouses, and 50,000 square feet of nonresidential uses on 60 wooded acres just east of Joint Base Andrews. The Prince George’s County Planning Board unanimously approved a preliminary plan of subdivision for the project, a key milestone, at their meeting Thursday.
The site — dubbed the Carozza property for the family trust that owns its — comprises two main parcels at 9702 and 10200 Marlboro Pike, stretching east to west along the southern edge of Pennsylvania Avenue.
The project faces opposition from adjacent neighborhoods, where some residents fear the new development would be too dense and generate too much traffic. Opponents appealed the site’s earlier rezoning, but lost before the District Council and Circuit Court for Prince George’s County. Their case is currently pending in the Appellate Court of Maryland.
