The D.C. Zoning Commission this week gave preliminary approval to rezone nearly 27 acres owned by Howard University and a church, allowing more high-density development on and near the campus and support redevelopment of its hospital.
Rezoning of the properties — which are all located on roughly a half-mile stretch on the east side of George Avenue NW that’s bounded by Euclid Street NW, Florida Avenue NW and Howard’s campus and the LeDroit Park neighborhood — will facilitate a number of projects the university has in the works.
Those include the planned redevelopment of Wonder Plaza, currently a two-story retail and office building located at 2301 Georgia Ave. NW, with a new mixed-use project Howard calls the Fusion Building, to include 280 student housing units totaling 592 beds, ground-floor retail, a student dining hall and a wellness center, according to law firm Holland & Knight, which is representing the university.
The rezoning is also critical for the planned expansion of Howard University Hospital and the redevelopment of parcels surrounding the hospital site to allow for new educational, commercial, residential and retail uses there, according to Holland & Knight partner Leila Batties.
