Montgomery County land use regulators are in the early stages of a new planning effort along University Boulevard near Wheaton, which could create long-term development opportunities there, especially in the vicinity of several future bus rapid transit stations.
The nascent University Boulevard Corridor Plan, which kicked off last year, covers a 3.5-mile stretch between the Capital Beltway and Amherst Avenue, a block shy of the Red Line’s Wheaton Metro station. Preliminary staff recommendations published at the Planning Board’s Thursday meeting call for, among other things, the rezoning of several existing single-use commercial, institutional and residential sites, including hundreds of detached housing properties, to promote higher-density mixed and residential uses through future redevelopment or infill.
Most rezoning would occur along either side of University Boulevard, and especially around future BRT stations at Amherst Avenue, Inwood Avenue, Arcola Avenue, Dennis Avenue and at Four Corners.
