Prince George’s County lawmakers have formally kicked off a high-altitude planning process that will guide major future redevelopment at the Washington Commanders’ FedEx Field in Landover, as well as along Metro’s Blue Line, a top economic development priority for local public officials.
The county council voted unanimously Tuesday to initiate the Central Avenue-Blue/Silver Line Sector Plan and Sectional Map Amendment process, which will probably take around two years to complete. The eventual result, assuming the county council ultimately approves it, will be the laying of a unifying land use regulatory groundwork, upon which all future zoning and potentially millions of square feet of new development would depend, for a big and strategically located area.
The planning sector flanks nearly four miles of Central Avenue between the D.C.-Prince George’s County line and the Capital Beltway. It includes the Commanders’ current and possibly future home stadium, the whole stretch of Garrett A. Morgan Boulevard and the areas around the Morgan Boulevard, Addison Road and Capitol Heights Metro stations. Perhaps more important than any of those things individually, the sector as a whole comprises what could become an activity corridor flowing into and out of the District, County Councilwoman Jolene Ivey, D-District 5, whose district includes Fedex Field and about half the sector plan area, said in an interview.
