The team behind the National Capital Business Park, a massive warehouse campus under construction in Prince George’s County, wants to grow the project by another 2 million square feet — a nearly 60% bump.
Manekin LLC and Turnbridge Equities, the joint venture behind the $500 million development first announced in 2020, has asked the county to green light as much as 5.5 million square feet, mostly warehouse space, according to documents accepted by the Prince George’s County Planning Board last week. That’s up from the previously approved 3.5 million square feet, some of which is expected to deliver this year.
“When we started the project, we planned it with all one-story warehouse space. We now have no signed deals but many interested parties, some of whom want multistory warehouse space,” said Cole Schnorf, Manekin’s chief operating officer and director of development. “The lack of availability of land for large warehouse users is driving the demand for multistory warehouse space, and we are hoping to satisfy this demand,” he continued, adding the application only proposes to increase the allowable square footage, not the developable acreage of the business park itself.
