Plan Advances For 276-Home Community In Upper Marlboro

Stanley Martin Homes LLC is pursuing county approval to build a townhome community in Upper Marlboro, forming part of a patchwork of sites in the area that are undergoing or envisioned for similar residential development.

The Reston homebuilding giant is the contract purchaser of about 63 acres along the south side of Westphalia Road, a few miles outside the Capital Beltway, where it plans to develop 276 homes — a project dubbed Meadows at Westmore — according to a specific design plan application Prince George’s County’s planning agency formally accepted June 24.

Of the planned units, 262 would be townhomes of various sizes and orientations, while 14 would be single-family homes. If all goes smoothly through what remains of the entitlement process, vertical construction is anticipated to begin in the second quarter of 2025, Tom Haller of Gibbs & Haller, the project’s land use attorney, told me.

This site is currently owned by Westphalia Meadows LLC, for which an application document indicates Annapolis-based Hogan Cos., a real estate services group, as the point of contact. Hogan couldn’t be reached immediately for comment.
