Developer Plans Up To 770 Homes At Westphalia Site In Prince George’s County

A residential developer is moving forward with plans to include a range of housing options and some commercial space as part of the massive Westphalia development in Prince George’s County.

Stanley Martin Cos. is proposing up to 770 homes at the Upper Marlboro site sandwiched between Ritchie Marlboro Road and Westphalia Road. The planned development would include a maximum of 440 townhomes, 170 single-family homes and 160 senior living units in a multifamily building, UrbanTurf first reported.

The developer also proposed 6K SF of commercial or retail space. When the county takes up the 156-acre site plan, which it is scheduled to do this week, commercial space will likely be a key issue — the site plan approved by the county in 2007 called for 25K SF of commercial space.

A county planning official who reviewed the site application recommended it for approval, despite the caveat.
